Rates and how to be calculated<\/strong><\/h2>\n<p>The interest on a mortgage, also known as the nominal interest rate or TIN, is the amount of money that a bank charges for leaving the money to pay for an apartment. It is equal to a percentage of the amount requested and, in the end, determines the amount of money or fee that will have to be paid monthly to the bank.<\/p>\n<p>There are three types of interest on a mortgage,<\/p>\n<ul>\n<li>\u00a0\u00a0\u00a0 Fixed interest rate: It is the one that remains immovable during the years when the loan is being paid. The disadvantage is that, in the long term, it can be a more expensive alternative than other modalities.<\/li>\n<li>\u00a0\u00a0\u00a0 Variable interest rate: To calculate the interest, a reference index is taken, which is usually the Euribor, to which a fixed percentage is added. In variable mortgages, the monthly payment usually fluctuates depending on the variations of the Euribor. Reviews are usually carried out every six months or every year to update the interest rate. The property bill remains fixed between revisions until it is updated with the Euribor value. The main disadvantage is that they provide less security than fixed-rate mortgages, but, on the other hand, the interest is usually lower.
